The buildings on the far side water are impressive in themselves, while being situated at a comfortable distance. French windows open out onto the south-facing balcony.
There is plenty of room for a large table in the dining section. The kitchen is a joy in itself, and the materials used are a real eye-catcher. With marble work surfaces and an island with a bar, the kitchen comes with all kinds of top-quality appliances, such as a Quooker, dishwasher, wine cooler, coffee machine, a fridge with freezer compartments, Bora induction hob, a combi microwave oven, a combi steam oven, and lots and lots of cupboard space.

Both bedrooms are situated at the quiet rear of the apartment and are of a good size. The master bedroom features concertinaed floor-to-ceiling windows across the whole width of the room, granting access to a large terrace, effectively making it an extension to the apartment. There are fitted floor-to-ceiling wardrobes in both bedrooms.

The bathroom is superb - similar to what you might find in a luxury hotel, in fact - with marble tiles all the way up to the ceiling, a walk-in shower, bath, a two-person vanity unit, and a toilet.

The stunning interior may be taken over by the owner, if he or she so wishes.

RENOVATION
The renovation work was carried out to a very high standard, with a careful focus on details and finishing. The whole apartment has attractive oak flooring in a herringbone design, there are dimmable recessed spotlights, and it has plenty of cupboard/storage space. The fitted cupboards are of an excellent quality and finish; their design and quantity results in a very neat and tidy overall appearance. The apartment is well insulated in every conceivable way. There is also underfloor heating and an intercom system that includes a video link. Unsurprisingly, it has Energy Label A.

LOCATION
Nicolaas Witsenkade really is a hidden gem in the centre of the city. The street is particularly notable for its position on the canal, its peace and quiet, its abundant greenery - and all that in the heart of the city centre. For cars, the street is accessible from only one direction. The wide strip of greenery is not just pretty to look at, but offers a place to relax as well; there is also a children’s playground close by.

From this wonderful idyllic spot, all the pleasures that Amsterdam has to offer are within very easy reach. Various stylish restaurants like De Juwelier and Bistro de la Mer on Utrechtsestraat are just a few minutes’ walk away, as are the Locals breakfast/lunchroom in De Pijp and popular bars like Van Leeuwen and Café Mulder.

Sarphatipark and several supermarkets are just around the corner, and the same is true of the well-known Albert Cuypmarkt (market) and Utrechtsestraat with its captivating range of speciality shops and boutiques. And let’s not forget the Spiegelkwartier and its stunning galleries, and the Rijksmuseum!

Nearby public transport connections are numerous and frequent, including the North-South Line, which is just a few metres away on foot. Travelling by car, you can access the A10 Ring Road in a few minutes.

OWNERS’ ASSOCIATION
The ‘Vereniging van Eigenaars Nicolaas Witsenkade 12’ (Owners’ Association) was established in 2020 and has five members. The current service charges are €81.17 per month. Given the recent renovation work that has been carried out, no major work is scheduled and the Owners’ Association is saving up for future maintenance.
